Residential Purchase and Sale - Conveyancing comprises all of the steps taken to transfer the ownership of property from one person or entity to another person or entity. The process of finding the right property and getting it at the right price can be difficult the process with you solicitor should not be.

A typical residential transaction involves a buyer/purchaser and a seller/vendor entering into a Contract for the Sale of Land. This Contract contains the standard terms and conditions of the sale together with various "Special Conditions" and also attaches various documents required to be attached under the NSW Conveyancing legislation.

Purchase
The Process involves advice on contract within 48 hours of receipt, negotiating any amendments to the contract, liaising with your Bank in relation to the loan, exchange contracts, carry out necessary searches and enquiries, Explain Mortgage Documents, Arrange signature of necessary documents, Organise settlement, Proceed to settle.

The fixed fee for a Purchase of house (Torrens Title) is $750.00 plus disbursements (Council Rates Certificate, Water Rates Certificate, Land Tax Certificate, Settlement fee, Stamping fee and Final search) estimate of $140.00.

The fixed fee for a Purchase of Unit (Strata Title) is $750.00 plus disbursements (Council Rates Certificate, Water Rates Certificate, Land Tax Certificate, Strata Levies, Settlement fee, Stamping fee and Final search) estimate of $240.00.

The fixed fee for a Purchase of Unit (Strata Title) "off the Plan" is $990.00 plus disbursements (Council Rates Certificate, Water Rates Certificate, Land Tax Certificate, Strata Levies, Settlement fee, Stamping fee and Final search) estimate of $240.00.

Sale
The Process involves preparing the contract including requesting necessary certificates within 48 hours, explaining the sale process and Vendor warranties, finalising the contract attaching necessary documentation, submitting the contract to agent and client, discussions and negotiations with prospective purchaser's solicitors, exchange Contracts, arrange discharge of mortgage, liaise with discharging Bank and purchaser's solicitor for settlement, organise settlement and proceed to settle.

The fixed fee for a Sale of house (Torrens Title) is $750.00 plus disbursements (Title search, Drainage diagram and Section 149 certificate (zoning certificate)) estimate of $250.00.

The fixed fee for a Sale of Unit (Strata Title) is $750.00 plus disbursements (Title search, Drainage diagram, Section 149 certificate (zoning certificate) and Strata Plan) estimate of $300.00.
